Fire Damage

Charring reduces the effective section of a member. What gets replaced is decided member by member at the assessment, and documented.

Fire repair is frequently a like-for-like scope, which matters for permitting: replacing what was there in the same configuration usually needs a building permit but not a development permit. Changing the configuration changes that answer, and we flag it before the scope is priced.

Signs of a Structural Problem

If you recognise several of these, get the structure looked at.

  • Floors that slope, bounce or feel soft in one area
  • Doors and windows that stick, bind or no longer latch, with no humidity change to explain it
  • New drywall cracks running diagonally from door and window corners
  • A visible dip or sag in a roof line or ceiling
  • Gaps opening between the wall and the floor, ceiling or baseboard
  • Dark staining, softness or a musty smell at a rim joist, sill plate or deck ledger
  • A deck that moves underfoot or has pulled away from the house
  • Any part of the frame that is charred, scorched, or was submerged

Diagonal cracks from opening corners, a sagging roof line, and a deck pulling off the house are the three that should not wait. They indicate a member or a connection that is actively losing capacity.

How a Structural Repair Runs

Ten stages. Shoring goes in before anything is cut, and the framing inspection is called before anything is covered.

  1. Assessment.

    We inspect the damaged area and the structure around it, and identify what is compromised versus what is stained but sound. Photographed throughout.

  2. Scope and quote.

    An itemised written scope. If it is an insurance job, it is formatted for your adjuster.

  3. Engineering.

    Arranged where the repair changes a load path or where the building department requires a stamped design.

  4. Permits.

    Building permit prepared and submitted. Like-for-like repairs are identified as such.

  5. Temporary support.

    Shoring installed before any load-bearing member is cut. This is the stage that decides whether the repair is safe.

  6. Demolition of compromised material.

    Removed back to sound structure, not to the edge of the visible damage.

  7. Structural repair or replacement.

    Trusses, joists, beams, studs, plates, sheathing.

  8. Envelope reinstatement.

    Sheathing, WRB, drainage plane and flashing, so a water-driven failure does not repeat.

  9. Framing inspection.

    Called and passed before anything is covered.

  10. Handover.

Do I need an engineer for a structural repair?

Sometimes. A like-for-like replacement (the same truss, the same joist, in the same place) often does not. Anything that changes a load path, such as removing a bearing wall or resizing a beam, generally does. We tell you which category your job falls into at the assessment and arrange the engineer when one is needed.

Can you remove a load-bearing wall?

Yes. The wall is replaced with an engineered beam sized to the span and load, with new point loads carried down through posts to footing. It requires structural design, temporary shoring, a permit and an inspection. It is not a demolition job.

Do you work with insurance claims?

Yes. We provide itemised, photo-documented scopes written for adjuster review, coordinate with your restoration contractor, and handle the permit and inspection record for your claim file.

How do I know if my floor sag is structural or cosmetic?

Cosmetic settling is usually old, stable and even. Structural deflection is usually localised, progressive, and comes with company: sticking doors, diagonal drywall cracks, a soft spot underfoot. If the sag is getting worse or is confined to one area, have it inspected.

Is fire-damaged framing always replaced?

No. Charring reduces the effective section of a member, but light surface charring on a large member may leave adequate capacity. Deep charring, heat-compromised connections and members that carried significant load are replaced. That determination is made member by member at the assessment, and documented.

My deck ledger is rotten. Is that structural?

Yes, and it is urgent. The ledger is what holds the deck to the house. Ledger rot, usually caused by a ledger installed without flashing, is the most common cause of deck collapse. Stop using the deck and have it inspected.

Do I need a permit for structural repair in Calgary?

In almost all cases, yes. Like-for-like structural replacement generally requires a building permit but not a development permit. Work that changes the configuration may require both. We identify which applies and submit the application.
